Letting your property can often be a difficult and stressful experience, the legal requirements must be complied with or Landlords could risk prosecution. The decision to let your property is a major one and not something to be taken lightly. It is therefore important that you engage the services of a professional property agent. Our aim at Kent Sales and Lettings is to provide you with a service tailor made to suit your requirements, whilst looking to reduce any of your current management fees and improving on any property management service that you may have experienced in the past. Our clear and simple fees: You will not be charged any additional commission or hidden costs for arranging works, gas safety, EPCs or multiple quotes, no call out charges for contractors to assess works, no additional cost for inventories/check ins or check outs what you see below is all you will be ever charged.

Rents paid out the next day (subject to weekends and bank holidays).

 

Fully Managed

10% plus VAT (20%) with a £299 plus VAT set up. (see below)

This covers Marketing, viewings, inventory, check ins and check outs by third party professional company, referencing, right to rent by third party professional company, tenancy agreement  and all necessary paperwork served that need to be served at the start of the tenancy. Notify utility companies change of occupancy. Securing deposit in Government Scheme (DPS)

Contract renewals £50.00 + Vat

 

Negotiable Fees

Our set-up charge of £299+ Vat is fixed, although our management fee is negotiable. Discounts on the management fee may be negotiated considering rental income, number of properties within a portfolio, and any management fee offer submitted in writing by an alternative agent.

 

Tenant find only

£600 plus the VAT (20%)

This covers Marketing, viewings, inventory, check in by third party professional company, referencing, right to rent by third party professional company, tenancy agreement  and all necessary paperwork served that need to be served at the start of the tenancy. Notify utility companies change of occupancy. Please note that we do not secure deposits for tenant find only.

 

Should you be a Landlord that is considering transferring the management of your property to an alternative agent, Kent Sales and Lettings offer to improve on your existing property management agreement. Should you choose to join us, our aim at Kent Sales and Lettings is to reduce your current fees, whilst improving on the level of service that you may be experiencing.

As a member of UKALA (UK Association of Letting Agents) we have strict guidelines to adhere too. When letting and managing your property, UKALA agents adhere to the UKALA Code of Practise and Scheme Rules committing us to: Agree with you in writing the terms of appointment including fee structure and other services for which additional fees may be charged.

 We Manage your property in compliance with current legislation, where UKALA keep us updated.

 Ensure balances of rent are promptly paid over to you and keep detailed records of all transactions.

• Protect your money in a separate client account and safeguard it in a Client Money Protection Scheme.

• This offers the Landlord/Tenant financial protection, the cover is for theft of a client’s money by Director/Partner or a third party.

 

SAFE AGENT


Safe Agent Fully Endorsed - is a mark denoting firms that protect landlords and tenants money through client money protection schemes and bank accounts

There are several schemes in the sector operated by ARLA/NAEA, the Law Society, NALS and RICS to which agents voluntarily belong. These schemes are run by recognised industry bodies or organisations operating in the private rented sector to provide accreditation and/or regulation. 

 

They are completely independent from the letting agent and they do not act on behalf of or have a duty of care to the participating firm. The scope of their CMP schemes varies, and you should contact your agent to find out which scheme they are part of.

Kent Sales and Lettings is a member of the Property Redress Scheme. The ombudsman service ensures that there are systems in place to resolve disputes if/when they occur within the property industry.

 

Insurance

Kent Sales and Lettings have established links with local Insurance Brokers who are available to provide quotations for new Insurance policies and renewals on behalf of our clients. Whether you may be looking at procuring a new policy for a current property, or looking for a more cost-effective policy, we can recommend local Brokers that we have found to be both efficient and cost effective in the past.
