Kent Sales and Lettings offer a client focused customer service orientated sales approach. Whilst property values are predominantly driven by the market, we at Kent Sales and Lettings believe in being transparent with our clients, by offering informed advice upon realistic achievable valuations.
Our fee for selling property on behalf of clients is 1%+Vat of any accepted offer. Our 1%+Vat sales service offered is not only cost competitive, but also offers real value for money. Simply if we cannot sell your property, you will not pay us a fee, there are no hidden costs. We at Kent Sales and Lettings do not believe in tying our clients up within set marketing timeframes, we are confident that you will be happy with the service offered, should you wish to retract your property from instruction to us to sell, you are under no obligation to remain. Our goal is to achieve client satisfaction via the service we offer, aligned with the sales price achieved.
Our experience in managing property is invaluable when taking new client sales instructions. Included within our service is the offer to advise upon any required property improvements. Taking care of any required maintenance can speed the process up in finding a buyer within a shorter timeframe. This can also see higher sales figures achieved, whilst reducing the risk of property issues being identified via a Homebuyer report carried out by a Buyers Mortgage surveyor, which can delay the completion. Kent Sales and Lettings have a large network of nominated contractors, should their services be required we are happy to assist our clients in preparing their properties to be ready to market.
We have existing partnership agreements in place with Third party Auctioneers. For Clients that are looking to sell property/Land within a short timeframe, upon request we can arrange for an Auctioneer to view your property and carry out their own valuation. Time constraints from auction date to completion are specified to be within 28 days. We can assist our clients upon Auction valuation and entry upon request.
It can be common that most Agents offer fixed viewing times within office working hours, we understand the need to be flexible and accommodate viewings to find the right buyer. Out of office hours viewings are considered for prospective buyers that have been reviewed upon making appointments.
Our viewings are conducted by a member of the team possessing a good knowledge of each individual property, also the local area.
